In March 2022, TPF Sp. z o.o. commenced the provision of technical support services involving supervision over the design process and the execution of construction works for the project titled “Design and Construction of a Student Housing Facility at Wenedów Street in Warsaw”, carried out for our Client — Xior Student Housing NV.

Xior Student Housing NV is the first Belgian public company specializing in the student housing sector. The company operates in Belgium, the Netherlands, Spain, Portugal, Poland, Germany, Denmark, and Sweden. Xior offers a wide range of accommodation options — from shared rooms with communal bathrooms to fully equipped studios. Since 2007, as both owner and operator, Xior has been developing high-quality, comfortable living spaces designed to provide students with the ideal environment for studying, living, and enjoying university life. The company has held the status of a public regulated real estate company (REIT) under Belgian law since 24 November 2015.

As part of our services, TPF Sp. z o.o. was responsible for:

• verification of design documentation, including the review of compliance between the detailed design and the building permit, analysis of architectural plans, review of specifications provided by the developer, and verification of conformity with Xior’s standards and requirements,
• control of environmental aspects, such as the analysis of documentation for compliance with environmental regulations and verification of proposed ecological solutions and their impact on the surroundings,
• project lifecycle monitoring, through supervision of design documentation implementation at each investment stage, ensuring alignment with project assumptions and construction schedule,
• supervision of construction works, including quality control of workmanship and materials, monitoring of the project schedule, and verification of compliance with formal procedures related to completion, final acceptance, and occupancy permit.

Thanks to our support, the Investor was assured that the construction process proceeded in line with the highest quality standards, professional engineering practice, and all applicable legal requirements.
